Hong Kong’s NWD prices State Pavilia residential project in North Point at huge discount

New World Development (NWD) has priced its latest Hong Kong residential project, State Pavilia, at a substantial discount in a bid to reduce its significant debt of HK$123.7 billion (US$15.9 billion). The initial 88 units of the project, located on the site of the former State Theatre in North Point, are priced at an average of HK$18,540 per square foot, marking an eight-year low for the Eastern district. This strategic pricing move aims to quickly generate cash for the company, which is facing financial challenges.

Governor by the Cheng family, NWD is one of Hong Kong's most indebted developers, with a high net gearing ratio of 55 percent. The aggressive pricing of State Pavilia is 13 percent lower than its accommodation value, which includes land acquisition and construction costs. By pricing below market norms, NWD is attempting to attract buyers swiftly in a competitive market where similar projects, like Sun Hung Kai Properties' Lime Gala, have set lower precedents. This move is part of a broader strategy to manage its substantial interest-bearing loans and bonds, amounting to HK$151.6 billion, reflecting the pressures on developers in Hong Kong's fluctuating real estate market.
